Caransa Group, owner of the property located at Zernikedreef 10 in the Leiden Bio Science Park, intends to demolish the current building and construct a new modern mixed-use building. Through the redevelopment, Caransa Group aims to create more space for Life, Science & Health in the area.

Leiden Bio Science Park

The Leiden Bio Science Park is undergoing a transformation into an Innovation District where work, living, and recreation will converge. The new building, designed by DAM&partners, will be a valuable addition to this transformation.

Sustainability

During the redevelopment, Caransa Group, in collaboration with the Municipality of Leiden, holds a strong commitment to sustainability and ecology. The developer is dedicated to climate adaptation, biodiversity, sustainability, circular economy, and sustainable mobility. The Municipality of Leiden has specific guidelines that will be thoroughly considered before, during, and after the construction process.

Project Objective(s)

The redevelopment on Zernikedreef is aligned with several objectives. The Municipality of Leiden aims to support the developer in achieving these objectives:

  • Create more space for Leiden University of Applied Sciences to accommodate their students.
  • Make significant strides towards sustainability compared to the current building.
  • Optimize the use of the current plot of land.

Milestones

  • An intention agreement will be signed in the second quarter of 2023.
  • The final design for the redevelopment will be completed in 2024.
  • The plan is to commence construction in the third quarter of 2025
