Kadans’ new building at Leiden Bio Science Park, currently under option, will offer flexible laboratory and office space that can be tailored to tenants’ needs. A wide range of layouts, fit-out levels and design options will be available, providing tailored space for growing, innovative life sciences companies.

Plus Ultra Leiden II will also feature high-quality shared amenities, including meeting rooms, a reception area and a restaurant with an outdoor terrace. At the centre of the low-rise section, an open atrium with a staggered staircase will create a natural meeting point and connect the building’s users and visitors.

Future proof

Kadans is aiming for a BREEAM Excellent rating for the building. To achieve this, the building will feature a green roof garden, solar panels and an aquifer thermal energy storage system for sustainable heating and cooling. The balance between open and closed sections of the façade has also been designed in response to solar exposure.
