Studentenwoningen Nieuw-Rhijngeest Zuid

New student housing in the Oegstgeest area
In the newly planned residential area between the green Park Landskroon on one side and the life science developments on the other, 285 student housing units will soon be built. The students will live here surrounded by lush greenery and the Binnenrijn waterway.
Getekend! Op 4 juli 2024 tekenden studentenhuisvester DUWO en Universiteit Leiden de erfpachtovereenkomst voor het stuk grond waar deze woningen op komen te staan. De voorbereidingen voor de bouw kunnen beginnen!

Location

Sting-studettes

The units in this complex are so-called Sting-studettes. These are small, self-contained studios organized into groups, each with a shared living room and kitchen. The 285 units are almost all 18 m² in size and are divided into 27 groups with a 40 m² living room. There are also a few larger units located at the corners.

On the ground floor, there will be a 125 m² common room where students can relax, study, and meet each other. The building consists of a thirteen-story tower and two connected lower blocks of four stories. Students will also have access to a communal laundry facility.

The energy system will be fully electric, featuring underfloor heating powered by air-to-water heat pumps. The central ventilation system includes heat recovery, cooling, and heating, allowing individual temperature control in rooms. This results in an energy label of A++.

The studios will be located in a brand-new residential neighborhood commissioned by Leiden University, which will also include an additional 500 homes. The area already features abundant greenery and water due to its proximity to Park Landskroon and the Binnenrijn marina. The landscape character of the area will be preserved during the construction of the new neighborhood.

Construction is expected to begin in early 2025.
